MEP is where commercial projects generate most of their change orders. Three trades, three sets of drawings, and a ceiling cavity that all of them need at the same time — coordinated late, it turns into rework, and rework in a ceiling is expensive.

Under-slab plumbing and conduit have exactly one window: after the pad is proof-rolled, before the slab is poured. Miss it and the options are a saw-cut through new concrete or a redesign — both expensive, both avoidable.
Because the same company is building the pad, setting the under-slab and pouring the slab, that window is managed as one sequence rather than three subcontractors trying to hold a date they do not control.
Convenience stores, gas stations and travel centres carry MEP scope that ordinary commercial work does not: dispenser electrical, product piping, containment and monitoring, canopy lighting, and a coordination requirement between the fuel system, the site utilities and the building.
We install fuel systems as part of our site work division and the dispenser and canopy systems as part of MEP, so the two halves of that scope are not split across companies that have never worked together.
